Noosa Spring by StarCo Developments Pty Ltd

Noosa Springs is an integrated resort, country club, golf course and residential community. Located three kilometres from Hasting Street, it enjoys extensive frontage onto Lake Waybe and Noosa National Park. The development has introduced several innovative solutions to a variety of problems. It is the first development on the coast to install gas reticulation throughout the estate,and using a reflective light strategy utilising building walls and fences has reduced lighting costs and energy consumption at Noosa Springs. The focus on environmental issues has had a number of positive outcomes for the community. Preservation of existing topography, vegetation and habitats has resulted in an aesthetically engaging established landscape character while maintaining the pre-existing and native fauna habitats. the extensive multi-use pathway network connects the development with the surrounding community and provides access to the national park and Lake Waybe

Masterplanned Development
North Lakes, by Lend Lease

North Lakes is a new masterplanned residential community located in the Sunshine Coast - Brisbane growth corridor- the fastest growing region in Australia. Developed by Lend Lease Development Pty Ltd and the Lensworth Group, North Lakes is expected to grow to a population of 25,000 and will include approximately 8,000 homes. It has the capacity to ultimately be a workplace for up to 13,000 people. When complete, the community will feature a championship golf course, business park, town centre, retail shopping, restaurants and cafés, more than 40 kilometres of pedestrian and cycle paths, play ground areas, ovals, child care centres and primary and secondary schools

Dalyellup Beach, by Dalyellup Beach Pty Ltd

Dalyellup Beach is a breathtaking community being created in a regional context. The Judging panel was impressed with all aspects of Dalyellup Beach, which is one of the fastest growing sub-divisions in Australia- no mean feat for a regional area in Western Australia. The utilisation of the natural undulation and beauty of the landform to create villages separated by lineal parks - a true village in the forest by the sea - was also appreciated by the Judges. The leading edge development boasts colour and movement and the provision of 'in time' infrastructure has assisted in the planning, development and creation of a community.

Medium Density Housing
The Malting, by Australand Holdings Ltd

The Malting is an excellent example of what can be achieved with creativity in built form and architectural style. The challenges that Australand Holdings faced were significant given the heritage of surrounding communities and the previous use of the land. Their commitment to create a village way of life has been achieved through clever planning and integration of residential, commercial and recreational uses. The fundamental success of the Maltings has been the retention of more than 20 percent of the historic buildings and features on the site, and the judges applaud the creation of a mini museum, which includes a range of old equipment, photos and other artefacts.

Urban Renewal
Walsh Bay 8/9, by Multiplex Constructions, Hanbury Properties and Bates Smart Pty Ltd Architects

Walsh Bay Pier is a unique development where sensitive and innovative restoration of an historic pier takes full advantage of the historic site. Walsh Bay achieves its commercial requirements with well-planned and unique office space using superb colour and material choice whilst maintaining and enhancing the heritage elements. The development comprises two-storey steel and timber framed mezzanine floors incorporated into the existing wool store, thus maintaining the interior scale of the original building. Both exterior and interior heritage elements have been retained and new openings in the facade provided light and views commensurate with contemporary office space.

Environmental Excellence
Waterways, by Portland House

The Judges were full of superlatives for what has been achieved at Waterways. In a very short period, Portland House and their team of expert consultants have been able to achieve a development that is unique and world class in its environmental excellence. Waterways demonstrate how a 'green wedge' site, prevented from development by flooding and poor site conditions, can with the support of the planning authority and Melbourne Water. Clever environmental works have turned the negative aspects of land once barred from development into pluses. Not only has the Portland House Group won the UDIA Environmental Excellence Award, the entire community benefits from this outstanding development which sets a new standard in environmental excellence.
